Columbia Heights
If you were to look at a map of DC, you would find Columbia Heights located almost directly in the center of the city.
Three miles north of the White House, this 12-acre neighborhood is bounded on the west by 16th Street, on the east by Georgia Avenue (and Howard University), to the south by Florida Avenue, and to the north by Spring Road.
Columbia Heights was just one of several "new" suburban neighborhoods (such as LeDroit Park, Brookland and Mount Pleasant) developed in the late 19th Century in response to the need for housing created during the Civil War by the flood of government workers into the nation's capital. This area is filled with large Victorian row houses.
Today the historic neighborhood is undergoing a major revitalization effort, kicked off in large part by a brand new $643 million Metro rail station (located at 14th and Irving Streets).
Housing prices are all over the map in this neighborhood. That's because you can find completely restored Victorians along side row houses that are nothing more than "shells."
Shells are homes with little more than four walls. Most are non-inhabitable. Some don't have roofs, and often they don't have any utilities. (If a property is described as a shell, it is in need of major renovation.)
