The Mendota

Listed below are a few of the Mendota's cooperative rules.* As provided by DC law, once a buyer has ratified a contract to purchase a cooperative unit, he/she would be provided with a copy of the most up-to-date and complete version of the co-op rules, given three business days to review those rules, and then given the opportunity to cancel the contract should he/she find anything objectionable within the rules during that time period (provided, of course, that the documents are returned to the seller).

 

Pet 
Policy
Cats are allowed with board approval. Specifically, the rules state: "No dogs or other noisy pets will be allowed in the building."
Rental 
Policy
With board approval, a unit owner can rent out his/her unit after he/she has owned the unit at least one year. The unit can be rented for up to 1 year at a time. 

The rules state: "For any apartment not occupied by the owner, the monthly assessment shall be increased by five percent (5%) of said monthly assessment payable to the corporation, if the apartment remains unoccupied. If the apartment is rented, the owner shall pay to the corporation a surcharge of fifteen percent (15%) of the monthly assessment."

Washing Machines
The building does maintain a laundry room located in the basement, but washing machines can be installed within each resident's unit. Specifically, the rules state: "Washing machines installed in individual apartments must be front-loading, low-water-consumption models and must be approved by the Board."
Moving
Policy
Specifically, the rules state: "All move-in, move-out or delivery of furniture or of similar large items shall be done through the Kalorama Road building entrance during the hours of 9:30 am to 5:30 pm, Monday through Friday. Such activity must be scheduled at least five (5) days beforehand with the day building manager."
Moving Fees Specifically, the rules state: "Owners shall be assessed a fee of $300 for each move in/move out ($750 one way) when changing apartment occupants."
 Title Transfer Fee Specifically, the rules state: "Owners shall be assessed transfer fees totaling $300 for each transfer of title."
