Listed below are a few of The Ontario Cooperative's rules. As provided by DC law, once a buyer has ratified a contract to purchase a cooperative unit, he/she would be provided with a copy of the most up-to-date and complete version of the co-op rules, given three business days to review those rules, and then given the opportunity to cancel the contract should he/she find anything objectionable within the rules during that time period (provided, of course, that the documents are returned to the seller).

Pet 
Policy
Allowed with board approval. Owners must provide the Board with a veterinarian's written certification of health or the appropriate tags issued by a health department before the pet is brought into the building.

Rental 
Policy
With board approval, a unit owner can rent out his/her unit after he/she has owned the unit at least one year. Leases must be for a 12-month period. 

However, if there are compelling circumstances that require the owner of a unit to reside elsewhere for a limited period of time (i.e., employment issues),  the Board of Directors may waive this rule and allow for a shorter term in the case of an owner who wishes to rent an apartment in which  he/she has resided for at least 1 year and which he/she intend to re-occupy at the end of the lease term.

A 10% surcharge is imposed on top of the basic monthly co-op fee for each month that the unit is rented. That surcharge escalates an additional 10% each successive year the unit is rented.

Owners are prohibited from renting if at any time the total number of units rented reaches 25 percent of the total number of apartments in the building.

Washing Machine

Policy
The building does maintain a token-operated laundry room, but washing machines can be installed within each resident's unit with board approval. Washing machines installed must meet certain requirements and specifications for installation and venting.

HVAC

Policy
Owners can install roof-mounted air-conditioning units with board approval. The co-op reserves the right to charge the owner an installation fee to access the roof and mount the condenser and a monthly fee for use of the roof. The fees are to be determined by the Co-op Board of Directors. If an HVAC system damages the building, then the current owner of the units served by the HVAC system is liable for that damage.

Moving
Policy

Owners are permitted to schedule move-in dates Monday - Saturday between 8am & 6pm. Moves must be scheduled far in advance with the resident manager.

Trash
Collection
Policy
Trash & recyclables are collected daily (Monday-Saturday) from hallways in front of each unit.
