description:
Tired of soul-less, cookie-cutter condos? If you’re longing for old world charm, there’s no better place than Tilden Gardens, a group of 6 Tudor Revival style buildings set amidst five acres of lavishly landscaped grounds that feature elegant terraced gardens and enchanting pea gravel walkways.

A
nd there’s no finer opportunity than this sprawling more than 1,100 sq ft, sun-filled 2BR unit to join the ranks of others such as former president Harry Truman who’ve called Tilden Gardens home. The icing on the cake? You can save thousands by buying a co-op rather than a condo! (Click here for more details.) So let Tilden Gardens speak to your heart – as well as your pocket book!

Located in historic Cleveland Park, the venerable Tilden Gardens cooperative is within walking distance to two Metro stations (Cleveland Park and Van Ness), the Uptown Theater and all the shops and restaurants along "the Avenue."

From the moment you open the front door to Unit 403-I, you're greeted by light streaming in from a dozen windows! Indeed, there are windows in every room. Eastern and western exposures bathe this home in both morning and afternoon sunlight.

Set amidst five acres of lavishly landscaped grounds, Unit 403-I boasts delightful views from every vantage point. The western views are particularly enchanting as they overlook the co-op's elaborate, multi-tiered gardens.

An entertainer's dream, public rooms seem to effortlessly flow from one to another, while the private bedrooms are tucked out of sight. A spacious kitchen (ripe with potential!) touts a separate service entry. A formal dining room rivals the size of such rooms found in single-family houses! The generously proportioned living room is accented by a decorative fireplace that is adorned with classic fluted columns.

Unlike many 2BR units in the co-op, this property features an extra half bath located off the master bedroom. The windowed half bath was added in 2001 after the current owner purchased a former maid's closet abutting her unit and cleverly converted the space to a bathroom. This is a unique feature only available to units in the "03" tier of this building and not all such units are fortunate enough to have the extra half bath.

Other period details include: Soaring 9'+ ceilings. Substantial, sound-deadening plaster walls. Elegant moldings (including chair rail in dining room). Historic 6-over-6 windows. Graceful arched entryways. Formal foyer with period pendant light. Ante-foyer. Separate dining room. Recently refinished oak hardwood floors (March 2006). Vintage bath featuring 4'+ high ceramic tile wainscoting, a decorative accent tile border and a classic basket weave tiled floor. Custom radiator covers. Original French door and solid wood 6-panel doors with mortise locksets and brass hardware. Entire unit freshly painted (March 2006). Plus, extra storage conveys with the unit.

About Tilden Gardens...
Tilden Gardens is a complex of six Tudor-style buildings spread over five acres. Many are surprised to learn that Tilden Gardens is actually comprised of three separately managed cooperatives.

The H-I apartment house is known as the main building of the complex. Located at 3000 Tilden Street, NW, it is a secured building that provides residents front desk services from 7am - 11pm, including holidays. The building showcases an elegant lobby, which is available to residents wishing to reserve it to host private parties. Laundry facilities are on-site and available free to residents. The co-op recently replaced all of its laundry machines with front-loading, high efficiency units. All communal roofs are less than five years old. The boiler and water heater are less than two years old.

Garage parking is available for rent on a wait-list basis. For the 49 units located in the H-I building, there are 16 parking spaces available at a cost of $50, $70 or $84 per month (depending on the size of the parking space). Currently there are 18 people on the wait list. Residents can store their bicycles on bike racks located in the garage.

The co-op conveniently maintains two guest apartments (one with a queen bed; the other with two twin beds) available for rent to residents' overnight guests at a reduced rate of $51 per night.

Currently pets are prohibited. Renting of units is restricted.

*Regarding square footage...
Square footage quoted is approximate. The District of Columbia does not maintain a public record for individual cooperative units, as it does for condo units; rather the DC public record notes only the square footage for the building as a whole. Thus, there is no official square footage available for individual co-op units.
